Stock up on building supplies Chef - they are about to get more expensive. It must be hell for any contractor that has a fixed price contract. Hopefully a guy like Leves has a clause in his CCDC 5B contract to allow for increases due to "random" tariffs from Canada's biggest trade partner. It's been a while since I incorporated a CCDC 5B into a project, so I can't remember what provisions might be included, or if a separate supplementary condition would have to be added to it, for this type of material price increase.

Already handled on our end with all suppliers.

Force Majeure wouldn't apply in this case. I think you would have to include a clause that specifically covered an event such as sudden imposition of tariffs. But then again, dealing with these kind of situations is why you are making the big bucks
There is a new CGC drywall plant going in just a few miles from where I had my acreage in Wheatland county. It should provide a lot better material supply accessibility for guys like you.

Denmark has responded to Trump’s demand to annex Greenland. They will now charge Americans a 500% tariff for Ozempic, a popular diabetes and weight loss drug. They will also offer Canadians a 50% discount.

Tonight, Trump held a televised signing of a new executive order blaming former presidents Barack Obama, who left office in 2017, and Joe Biden for the crash. It says that “problematic and likely illegal decisions” during their administrations “minimized merit and competence in the Federal Aviation Administration (FAA).” They implemented “dangerous ‘diversity equity and inclusion’ tactics,” it said, and recruited “individuals with ‘severe intellectual’ disabilities in the FAA.” The executive order says that his return to “merit-based recruitment, hiring, and promotion” will “ensure that all Americans fly with peace of mind.”
