Yeah...used to be a cottage and they added to both ends of it.
They did a nice job of it.
The property extends behind the house where the trees are to the street and all the way down to the waterfront.
I'd look to be adding a menagerie of stairs decks/platforms as well as more garden areas (the lady wants to grow organics) and a chicken coop to make use of the entire property as well as access the beach.
I'd make a few subtle changes to the interior/exterior of the house as well....
Realtor has some nice comparables and figures I can get it at 1.625 which leaves me some reno wiggle room.

My cuz in OK falls had to install a chicken coop with a certain amount of chickens in order to move to the next step in opening a “glamping business”. What’s the deal with that hoop n barrel?
